Job Location : Gauteng, Pretoria Deadline : May 30, 2025Quick Recommended LinksJobs by LocationJobs by IndustriesJob DescriptionPROPERTY AND ASSET MANAGEMENTKeep abreast of market activities regarding tenant movement, new developments, major vacancies, and other landlords' strategies.Attend meetings related to the successful operation of property.Ensure deployment and implementation of the annual preventative and lifecycle maintenance programs within the approved budget.Motivate refurbishments and major repairs as appropriate.Ensure compliance with the OHS Act, including first aid and fire training.Manage, control, and oversee all assets within the building (fixed and movable), including annual replacements and maintaining asset records and replacement cycles.BUILDING MANAGEMENTDevise a three-year maintenance plan, including provisions for depreciation where applicable.Maintain hands-on control of ongoing projects.Review building status annually and maintain standards within those grades.Ensure compliance with legal regulations and complete regular OSH Act inspections.Manage fire drills and evacuation procedures effectively.PLANNING AND BUDGETINGPrepare and complete annual budgets.Complete monthly forecasts and 3-year CAPEX and OPEX budgets.Set and motivate CAPEX budgets per business unit.Authorize payments within approved authority levels.FUND REPORTINGProvide accurate, timely information to owners.Analyze monthly income, expenses, and operating costs.Monitor municipal recoveries and general recoveries monthly.TENANT MANAGEMENTHandle correspondence and interactions with tenants as required.EXPENSE CONTROL / ANALYSISApprove CAPEX within authority limits and ensure adherence to procedures.Estimate new operating costs and ensure recovery of operational costs per lease terms.Authorize payments and control municipal payments and recoveries.Ensure cost-effectiveness and contractor performance.VACATE AND INTAKEPlan vacate and intake processes annually with the team.Manage budgets, timelines, stock, and human resources.Coordinate additional contractor requirements and asset replacements.RESPONSIBILITIES FOR MAINTENANCE AND FINANCIAL REPORTINGAssess and report on monthly performance, occupancy, and recoveries versus expenses.PROFESSIONAL RELATIONSHIPS WITH VENDORS AND CONTRACTORSAct as liaison with external contractors.Maintain productive relationships with vendors, suppliers, contractors, and stakeholders.Promote a positive company image.MANAGEMENT OF PROPERTY PERSONNELProvide leadership, conduct meetings, direct operations, and develop training programs.Conduct performance appraisals and implement corrective actions.Ensure appropriate staffing, hiring, and assignment of personnel.QualificationsGrade 12Facilities Management Degree/DiplomaDegree/Diploma in Property ManagementDegree/Diploma in Operations ManagementMembership in relevant bodies such as SAFMARole-specific Experience / KnowledgeOperations Management – 3 to 5 yearsPeople Management – 3 yearsProject Management – 2-3 years
