Our client is real estate services company, which was established well over a decade ago, their Commercial, Retail and Industrial footprint is spread throughout South Africa. With a diverse property portfolio in their management, exceeding the value of R5 Billion, and with their portfolio booming they are on the lookout for a Property Administrator to join their Cape Town team. This role will have you assisting the Property Manager, Operations Manager and working with the Debtors Administrator. You would report directly to the Property Manager, doing all lease addendum's, updating records on MRI, credit checks, and ensuring that all FICA and VAT Registrations documents are returned with the signed lease agreement. As the right hand of the Property Manager, you will provide assistance when/where necessary, by arranging meetings, drafting the communication which is circulated to the tenants. Preparing a vacancy schedule of all the buildings which are vacant will also form part of your role. Keeping records updated, you will need to archive the files into the Metrofile System, audit the lease agreements and ensure that all the municipal increases are loaded annually. Regarding all maintenance issues within the Commercial Portfolio, you will assist the Operations Manager with sending the job orders, liaising with the contractors, obtaining the necessary approvals and following up on all job orders to ensure that the task is completed. Working closely with the Finance team, you will find yourself assisting with take-on and handovers which include the capturing of all the new building details. On a monthly basis, you will need to produce management reports, trial balances, rent roll and owner statements, getting involved in the budgets, the re-forecasting of long-term budgets and uploading the revised budgets to the General Ledger. Applicants will need to have a minimum 3 years Property Administration experience and sound knowledge of MRI/MDA property systems.
