Purpose of the Job Provide a skilled maintenance service to meet the desired standards, specification and competency levels required. Ensure all maintenance and repairs done by CBRE FM Self perform team or contractors are in line with OSH ACT and industry standards. Responsibilities Attend to work orders and PM’s related to electrical infrastructure. Responsible for managing allocated work orders on system i.e. labor reporting and closing off before due date and filling of all work orders. Do visual inspections daily on all DB’s and electrical pumps and APC units. Conduct weekly meter readings for verification purposes Do visual inspections daily on all isolators, single and 3-phase to detect possible tripping hazards. Do daily inspections as per inspection lists for UPS, Batteries and generator. Ensure that problems with lighting are identified and resolved including changing out of light bulbs, diffusers and ballasts. Ensure that BMS scheduling is verified on a weekly basis and BMS number is functional. Undertake maintenance procedures, regular checks and routine inspections on equipment in conjunction with the maintenance team. Ensure the continuous operation of the installed system. Undertake repair and minor works associated with the installed services. Assist and enhance service delivery through best practice and the effective use of site systems and equipment Carry out personal risk assessments of maintenance and repair activities. Complete service reports and data entry on to CMMS system. Maintain and review stock levels, spares requirement through audit and timely ordering of parts Ensure all work is carried out in accordance to the CBRE and IBM site Health & Safety procedures. Carry out any other technical (knowledge and qualification permitting) or maintenance works which management deems necessary to comply with SLA on the IBM account Attend any callouts where necessary and perform any required standby duties if necessary. Assist with all general facilities and administration duties (Energy recording on the EDT Program) Assist with project management on all Facilities Management activities Contractor Escort Carryout Inductions for all Contractors Report One or More Unsafe Act/ Unsafe Condition Per Month on MyHse Carryout all assigned E learning trainings and Compulsory Compliance Trainings Person Specification Computer literate and working knowledge of spreadsheets. Customer service orientation Team player and self-motivated Flexible in approach to work schedules Able to work without direct supervision Languages – English & Afrikaans Code 8 drivers’ licence Own car Experience At least 3 years’ experience of maintenance on an electrical infra-structure in a corporate environment. Experience of contractor management in terms of H & S and quality of work. Be able to manage a building management system (BMS). Be able to manage a work order tracking system (MAXIMO). Recognized Apprenticeship Electrician - Passed Trade Test Electrical - MV / LV competent person Previous experience working in a similar building environment/business. Have electrical maintenance experience Refrigeration – Knowledge of refrigeration systems Experience of working on equipment which covers more than one discipline
